Most loan officers spend their careers inside conventional guidelines. It is a fluent language, and for the borrower who fits, it works. But the borrower who doesn't fit hears one word: no. A specialist runs the same scenario against dozens of program structures until the right one surfaces. Same facts, different documentation, different answer.

The W-2 Box was built for one borrower profile. The people I work with are every other profile: business owners, investors, ITIN filers, retirees, families recovering from a rough chapter. The programs exist. Finding the right one is the job.
